What to wear to the house warming?

Ok so it's my mates house warming next week and i'm struggling to find something to wear. Do I go for leggings and a top or those leggings that look like jeans and a top or top of the range stuff with sequins on. Yes yes I know it's just a house warming but I have no idea where to start lol!! How do I be cly without looking like i've tried too hard or look over dressed. Thanks people :)
